Property Management

Our leasing fee is 50% of the first month’s rent. The following services are included in our leasing fee:

  • Running rental comps on the property
  • Professional photography
  • Marketing the property on all viable channels
  • Leasing scheduling and personal tours of the property (if requested)
  • Rently software and equipment to expedite showing and application process
  • Screening tenant to check criminal, civil and credit reports. Our screening partner also verifies household income and calls past rental references.
  • Creation of lease documents and any appropriate addendums needed to protect the client
  • Move-in process, including documenting pre-resident conditions of the property

Our management fee is typically 10% of the rent after the first month of the lease. The following services are included in our management fee:

  • Rent collection and processing
  • Tenant and client accounting and statement creation
  • Access to Appfolio for tenants and clients for ACH processing, reporting and maintenance requests
  • Management of standard tenant maintenance requests and the approval process with client on items costing more than $250
  • Management of emergency maintenance, on call to tenants via a provided emergency phone line
  • Service inspections of property to ensure maintenance issues are being resolved and to inspect for deferred maintenance issues
  • Eviction and collection management if needed; Legal fees would be outside.
  • Process move-out and management of the make-ready turn

It is important to note the following about how we operate:

  • VPM does not charge clients a vacancy fee.
  • VPM does not charge a marketing fee to advertise properties.
  • VPM does not mark up maintenance invoices from vendors.
  • VPM does charge a 25% renewal fee to negotiate and retain tenants.
  • VPM does negotiate our management fee lower than 10% in volume situations:
    • More than 10 units, we will adjust to 9%
    • More than 25 units, we will adjust to 8%
  • VPM can help owners analyze the market and make offers on properties through our partnership with Canopy Road Real Estate. We have an investment analyst standing by to help with this. We would send a spreadsheet every week on properties that fit our client’s criteria, with the cap rates calculated for them.
  • VPM does not manage large make-readies as part of our leasing fee. If a client needs us to manage a renovation or large-scale make-ready, we generally charge 10% of the cost or a flat fee to do this.
